Builder Facings

FACING Stage

When:    The job supervisor should schedule the fireplace facing installation to correspond to when the drywall has just been applied.  It is desirable to have the facing installed before any trim has been started. 

In some cases it may be advantageous to have the millwork portion (mantel, etc.) left on site and not installed to allow for custom staining or other treatment.

Who:    Responsibilities are broken down as detailed below.

Why:    Sequence - Why before trim, prime and paint? 

1.      Allows trim carpenter to trim directly up to mantel in a normal sequence.

2.      Allows painter to prime and paint mantel (paint grade) with other trim in sequence.

Priming - Why prime a mantel that already comes primed?

1.      The mantle may need attention other than just priming and the process forces the painter to look at the mantle when s/he is equipped to fill nail holes and check the product over.

2.      Painting professionals agree that different primers can take paint differently.

Floor Coverings – Why install the facings before floor coverings?

1.      The application of Eldorado (L&S) stone can be messy - mortar is mixed on site.

2.      Carpet installers should be the only persons to cut and tack carpet.

3.      Hardwood installers can easily trim around fireplace hearth.

Unfinished Mantel – Why utilize an oak mantel that comes without a finish?

1.      Custom staining to match or contrast decor and other woodwork

2.      More choices

Considerations:          

q  Changes – Are they communicated to all applicable trades in a timely manor?

q  Notification – Is a mantel to be delivered rather than installed?  Where to be left?

q  Special instructions for designer (diamond, arch, corner, three-sided) Fireplaces?

q  Correct identification of which facing for which side of see-thru (two-sided) Fireplaces.
